Other Details to Note

This is a townhouse with two units. Both units have separate, private entrances. The units do share a laundry area that is located outside, downstairs. The laundry area has its own private entrance as well. Please be advised that the driveway and the neighboring street tend to flood with heavy rains and this is outside of our control. Travel insurance is recommended for hurricanes and other natural disasters and life events. We will not refund due to said circumstances. Be sure to grab any groceries or extra items you might need during your stay on your way in. Fort Morgan is a quiet area, but should you forget anything Sassy Bass Market and Dollar General are just down the street. Start-up amenities provided are: toilet paper, 1 use paper towels, 1 use liquid dish soap, 1 use dishwasher soap, 1 use laundry detergent. All bath, bed, and kitchen linens are provided. You are required to bring any personal things you might need during your stay such as, but not limited to; any food and drink items, coffee filters/coffee, extra paper towels or toilet paper, napkins, hairdryers, toiletries, phone chargers, etc. Reservation Requests may not be approved. Zero tolerance for smoking, vaping, drug use, and illegal activity. Rental agreement is required to be signed and will be sent after confirmation.

House Rules

Complete rental agreement will be sent to the guest immediately following confirmation of reservation. It is the responsibility of the guests to be familiar with this agreement and read it in its entirety. All guests will be sent a link after booking and are required to sign the rental agreement. This rental agreement is made and effective on the date signed below. It is entered into by and between the renter, from this point forward referred to as “Guest,” and the McCarty Vacation Rental Properties, from this point forward, referred to as “Owner.” Please read this agreement thoroughly. Any money received by the Owner for occupancy of vacation property by Guest indicates the acceptance of these terms and conditions. If for some reason the Guest is unable to comply with the rental agreement please refer to the cancellation policy and note that a full refund is only granted within 48 hours of booking. After this 48 hour window, it is then indicated that the Guest agrees to the terms and conditions of the following agreement in its entirety. This rental agreement applies to all members of the Guests’ party no matter the age or relation. It is the responsibility of the Guest to share the rental agreement in its entirety with all members of the Guests party and anyone else permitted onto the rental property by the guest. Said property for this agreement is located at Seascape Townhouse Rental Rules: Guest(s) always agree to abide by the Rental Rules attached as Exhibit A while at the property and shall always cause all members of the rental party to abide by the following rules while at the property. 1. Term of Agreements: These terms of agreements will begin at 4:00 pm(CST) on the day of arrival {{checkin_day}} until 10:00 am (CST)on the day of departure {{checkout_day}} of your stay unless early check in or late check out are approved by the Owner, at which point terms of agreement will begin and end on said terms. If a guest fails to vacate the property by 10:00am on their scheduled day of departure, the fee for failing to vacate is $50.00 for the first half hour and $100.00 for every subsequent half hour thereafter. 2. Maximum Occupancy: The maximum number of overnight guests for this property is limited to six(6) persons. The occupancy of this property shall not exceed this number at any time. If the Guest(s) exceeds the maximum occupancy at any point, primary Guest(s) and any and all of their unapproved guests are subject to immediate removal and forfeiture of their security deposit and rental payment in full. 3. Smoking/Drugs/Illegal Activity: This is a NON-SMOKING property. The use of smoking tobacco products, vaping, or the use of drugs or illegal activity of any kind is not permitted inside of this property or on the premises whatsoever. Any Guest(s) not adhering to this policy will forfeit their security deposit and rental payment in full and will be charged an additional $500 cleaning fee and are subject to immediate removal from the property. 4. Pets: Pets are NOT permitted on the premises of this property at any time. Should Guest(s) bring a pet onto the property they are subject to additional cleaning fees of $500 as well as an immediate removal from the property and forfeiture of the security deposit and rental payment in full. 5. A payment of 100% is taken by the Owner at the time of the reservation. 6. Damage/Security Deposit: If this reservation was booked on travel agency site such as, but not limited to: VRBO, Airbnb, Booking.com, Expedia, or any other OTA the security deposit on the booking platform listing will herby supersede the security deposit in the rental agreement. However, if the reservation was booked directly with the Owner, a security deposit is required and will be reserved upon booking. The security deposit will be conducted by placing a hold or charge on the Guest’s credit card for the amount of $500.00 two days prior to arrival date. If the guest did not use a credit card to book the reservation, it is the responsibility of the guest to mail a check to the owner for $500.00. Owner understands that normal wear and tear will happen during hosting guests. The security deposit is reserved to be used within five (5) business days following guest check out in the event of damages. The Damage/Security deposit is NOT applied toward the payment of the rental property. Deductions from security deposit may include, but are not limited to excess cleaning upon departure, hot tub draining and refilling fee, trash removal fee, missing and/or damaged item replacement/repair costs, repair costs of building and grounds, or other service fees. In the event of damages, the Owner will provide the Guest with a full accounting of expenses incurred and deductions made from the Security Deposit. The Owner is under no obligation to use the least expensive means of restoration. 7. Cancellations: If this reservation was booked on a travel agency site such as, but not limited to: VRBO, Airbnb, Booking.com, Expedia, or any other OTA the cancellation policy on the booking platform listing will herby supersede the cancelation policy in the rental agreement. If the reservation was booked directly with the Owner, the reservation may be canceled or changed by notifying the management and/or Owner in writing at least 30 days prior to your arrival (“Cancellation Period”). In such an event, the full amount of your reservation payment and/or deposits will be refunded, minus a $250 administrative cancellation/change fee. In the event of canceled or shortened stays made after the Cancellation Period, the Guest will be responsible for the full amount of the total reservation. Conditions and Restrictions may apply. It is the responsibility of the Guest(s) to notify the Owner of cancellations as soon as possible if they wish to be eligible for cancellation policies. 8. Travel Protection Insurance: In the event that Guest wishes to terminate this agreement, travel insurance, damage protection, and any processing or administrative fees are non-refundable. Please refer to Cancellation section #7. Travel protection service is highly recommended and can be purchased directly from national providers and on most major booking platforms. It is the responsibility of the Guest to check the reservation to see if travel insurance is included, if travel insurance is not included based on the booking source, it is the responsibility of the Guest to purchase said travel insurance from a national provider. 9. Falsified Reservations: Any reservation obtained under false pretense will be subject to forfeiture of full payment of rental agreements and deposits, and the party will not be permitted to check-in. 10. Age Requirements: Adult guests must be over the minimum age of 21 years old. This does not apply to children, this does not apply to children which is defined as any guest under the age of 18 years old. Guests who violate this policy are subject to immediate eviction and forfeit of all rental payments.This policy includes reservations made by parents, guardians, or anyone else related to the Guest who do not check in, and/or who leave overnight during the length of the stay. 11. Noise/Parties: The Guest(s) must supervise their guests while on the premises. Noise must be kept to a reasonable, respectful level as not to cause disturbance to neighbors or the general public. Guest(s) must abide by Quiet Hours after 10:00 pm. 12. Cleaning: A cleaning fee is processed with Guest(s) reservation. This provides the cleaning service after Guest(s) departure. No cleaning service is provided during the Guest(s) stay. Rates include a one-time linen-towel preparation, bed-sheets setup, toilet paper, hand soap, paper towels, laundry tabs, trash bags, and dishwasher tabs. We have visited the Gulf Shores/Fort Morgan area annually for a few years now and this was our first stay at this location. We were pleasantly surprised with how well kept the house was and how accurate the pictures and descriptions of the house were. During our stay there was a storm that caused our WiFi to temporarily stop working. When I contacted the host about the issue they responded back immediately and had an answer from the local internet provider asap. In less than five minutes of sending my message I had an answer from them on what the issue was, which happened to be an area wide blackout so no fault of the host whatsoever. Overall it was one of the best experiences I’ve had with a host from ease of check in, initial impressions, communication and all the way to checkout. 10 out of 10 recommend!

A quaint duplex with an easy walk to the beach! Inside was exactly as described in pictures with the bonus sunset views off the front deck and the sound of the waves from the back deck (with plenty of seating)! It stayed nice and cool the whole time and shower had great water pressure. As we were heading out, a new beach cart and set of beach chairs were due to arrive- so, bonus for the next guests! Perfect amount of space for a couple or small family. Very short drives to Tacky Jacks, Fort Morgan Museum, and Bon Secour Wildlife Refuge. Overall, very comfortable and convenient place!

I loved staying here! Perfect walking distance to the beach! The house was perfect we were very comfortable. It felt like I was at home! If I ever vacation here again I will definitely be coming back to this house!

We had a great, relaxing time! Location is very good. Close to Fort Morgan, the ferry to Dauphin Island, and Bon Secour Wildlife Refuge which has some beautiful trails. Very close to the beach. Great view of the ocean from the back deck. Seascape was very clean and comfortable. Ethan & Brooklyn were very helpful and responsive to our needs. Highly recommend!

Find us

The area does not have a lot of traffic. Traveling is all done on paved roads and Highway 180. You are just 900 feet from private beach access! Head down the side street and you will walk right onto the beach!
